Question 1

What proof of income do I need to rent a home in Toronto?

Accepted Answer

Landlords usually ask for an employment letter stating your position, salary and employment status, your last 2-3 pay stubs, and 3-6 months of bank statements. Self-employed renters can provide a Notice of Assessment, business registration and bank statements. Newcomers and students can provide scholarship letters, proof of funds, or a sponsor letter if applicable.

Question 2

Do Toronto landlords check credit, and what if I am a newcomer with no Canadian credit history?

Accepted Answer

Most landlords check your credit report through Equifax or TransUnion. If you have no Canadian credit history, which is common for newcomers, Brian can help you present alternatives such as bank statements, references, or an offer to pay more upfront. Start building credit early with a secured credit card and on-time bill payments.

Question 3

What references do landlords in Toronto ask for?

Accepted Answer

A previous landlord reference if you have rented before, an employer reference confirming your employment, and personal references from trusted people such as teachers, professors or community leaders. For newcomers without rental history, Brian can help you write a strong introductory letter.

Question 4

How much deposit can a landlord ask for when renting in Ontario?

Accepted Answer

In Ontario, landlords can only request first and last month's rent, with no additional security deposit. Last month's rent is held and applied to your final month when you move out. For a $2,500 per month condo, budget $5,000 upfront, and have a certified cheque or e-Transfer ready when applying for competitive rentals.
